Title deed and ownership

Check the deed number and that the area and boundaries match reality, and that the property is free of mortgages or restrictions.

Condition of the property

Inspect the plumbing, electrics and waterproofing. Re-doing roof waterproofing alone can cost the equivalent of 2% of the property value.

Financing

Get pre-approval from your lender before negotiating — it gives you a stronger position and a clear budget.
