Rental yield: how to calculate it properly

The difference between gross and net yield, and the costs many investors overlook.

Many investors calculate gross yield and stop there — the result is an optimistic number that does not reflect reality.

Gross yield

Annual rent divided by purchase price. A quick figure, but incomplete.

Net yield

Deduct maintenance, management, void periods and fees. The gap between the two figures can be a full two percentage points.
